Colombia Platform

We established our client's first investment platform in Colombia in 2009 and since then we assembled one of the largest portfolios of foreign institutional real estate co-investments in the country. Some of these investments have been completed or subsequently acquired by our local partners.

Colombia stood out amongst its regional peers due to its macroeconomic strength, economic and political stability, legal security, and strong real estate fundamentals. With the weakening of internal conflicts in 2010 and the peace agreement in 2016, Colombia is an emerging institutional quality investment target.

Progress and Opportunities

Over the past 10 years, we have witnessed in Colombia, an increased participation of institutions in real estate bringing rigor and discipline to the market, an increase in scale, a modernization of valuation methodologies, progress in transparency, the emergence of the single-owner leasing model for retail (and some office) properties, increased professionalism and the adoption of ESG principles.

Outside of the major real estate sectors – residential, office, retail and industrial – specialized sectors such as student housing, seniors living, health care and data centers are in their nascent stages. While nearly 50% of Colombians rent, there are virtually no purpose-built rental residential buildings and no professional residential management.  Capital markets are still in their pre-REIT stage.
